Energy Performance Certificates
What is an EPC?
An EPC (Energy Performance Certificate) is legally required when selling or letting a property, whether you are doing this privately or through an agent. It is a report providing information on the current energy efficiency of the property and suggesting improvements which could be made. In order to market your property we must have a valid EPC within 7 days so if you don't already have one then one should be organised urgently.
Who can produce an EPC?
Certificates can only be produced by an accredited Domestic Energy Assessor (DEA). We can arrange for such an assessor to complete the report quickly for you. He will contact you to arrange a suitable time to call to the property and conduct the inspection.
What happens during the survey?
It normally takes 20 - 40 minutes to complete the survey, depending on the size of your property. The assessor will look at areas such as method of construction, insulation, lighting, glazing and heating and so will need access to every room. They will also need to do a 'head and shoulder' inspection of the roof space to see how much insulation is present and how it has been laid. They will have their own ladders with them to allow access, if you aren't able to provide this.
They may need to ask you some questions such as when the property was built; whether there have been any extensions or conversions made; whether or not there is under-floor insulation.
What happens after the survey?
We will provide you with the certificate which will give an efficiency rating for your property on a scale of A - G, with A being the most efficient. The average rating for properties in Northern Ireland is D.
The report there will also include recommendations on how to improve energy efficiency to save running costs and help the environment. It will give an indicative cost of implementing the improvement, typical energy cost savings per year and the effect on the energy rating.
Your EPC is valid for up to 10 years and a copy must be passed on to new owners if you are selling or given to tenants if you are letting.
