Property Management Service


Being a landlord can be a full time job but our Property Management Service can take the hassle and headache out of it for you.

Our fully managed service is paid on a monthly basis, £50 per month, with no up-front fees or costs and includes all of the following:

  • Meeting with you at the property to discuss and agree monthly rental to be charged
  • Advertising, photography and property description
  • Advice on your responsibilities as a landlord
  • Advice on legal requirements regarding property specification such as EPC and Gas Safety Certification
  • Holding keys to allow access for above checks
  • Listing on www.propertyhop.co.uk, www.propertynews.co.uk, www.propertypal.co.uk Facebook and Gumtree
  • Showing potential tenants around the property during the daytime, evenings or weekends
  • Accepting applications from tenants and vetting these for suitability
  • Advising and liaising with you on choice of tenant, although the decision is ultimately yours
  • Accepting and holding tenants deposit in a protected deposits scheme
  • Preparing necessary documentation such as Tenancy Agreement and Guarantor Agreement
  • Carrying out full check-in inventory including meter readings and photography to confirm condition of contents and property
  • Showing new tenants into the property and collecting the first months advance rent payment
  • Reviewing above documents with tenants and obtaining agreement and signature

The tenancy will now have commenced and the advance rent, less one month's management fee, will be forwarded to you along with copies of all documentation for your own safe keeping.

The ongoing management of the tenancy includes all of the following at no additional cost:

  • Monthly rental collection and payments
  • Regular property inspections including a full report to you
  • Handling of any issues which may have arisen from inspections
  • Handling all tenants' calls and queries
  • Arranging required maintenance or repair works by our team of qualified workmen *
  • Managing tenant complaints and issues
  • Carrying out check-out final inspection at end of tenancy period
  • Resolving any deposit disputes at end of tenancy period

An additional fee is charged for:

  • Arranging annual Gas Safety check (if applicable) £50
  • Arranging annual boiler service (if applicable) £50

* Expenditure of up to £250 will be at our discretion. For any costs over this amount we will also obtain authority from you before acting unless not acting quickly could cause further damage to your property or risk to tenants.
